Carbon Beach Residence

The Setting

Carbon Beach Residence is a 12,785 sq ft home on one of the most coveted stretches of coastline in the world. Every detail was designed to celebrate the setting: floor-to-ceiling ocean-facing glazing, seamless indoor-outdoor living, and materials gathered from around the globe.

The Build

Pacific Coast Design Group served as General Contractor, managing more than forty specialty subcontractors across a 24-month build. Deep caisson foundations were engineered for coastal soil conditions; custom steel-and-glass curtain wall systems frame the Pacific; stone was hand-selected in Italy and Spain.

The beachfront interface demanded particular care — seawall reconstruction, dune restoration, and a custom retractable glass wind screen, all delivered on schedule and within budget.

Carbon Beach ran 24 months of construction, preceded by pre-construction and Coastal Commission coordination. Oceanfront and hillside work carries approval timelines inland projects don't — we map these honestly in pre-construction, before you commit.

We contract under AIA A102 — Cost-Plus with a Guaranteed Maximum Price. You see every invoice, the books are open, and savings return to you. The ceiling is guaranteed before we break ground.

Yes — walking an active site is the best diligence there is. You'll see how we run a job: the superintendent, the schedule board, the state of the trades. Schedule a visit below.

Both. We collaborate with your architect and designer, or introduce partners we trust for design-build. Either way, coordination is our responsibility, not yours.

Of this coast, not just on it.

Frank DiMarco has been building custom homes in this market since 1995, under several entities and one standard. Pacific Coast Design Group is headquartered in Pacific Palisades — the community it builds in, and the community it is rebuilding with.

What began as a hands-on building practice has grown into a construction, management, and development firm serving coastal Los Angeles — Bel Air to Malibu, Brentwood to Hidden Hills. The firm's specialty is the hard ground: hillsides that demand caissons, bluffs that demand engineering, beachfronts that demand patience with the Coastal Commission.

In January 2025, the Palisades fire took the firm's office and years of project archives. It did not take the relationships, the trade partnerships, or the standard. PCDG rebuilt its own operations the way it builds homes — deliberately — and now works alongside neighbors doing the same.

Understanding the Journey Back — How We Help You Get Started

The hardest part of rebuilding isn't the construction. It's the ninety days before construction — when insurance, permits, and grief all arrive at once, and every decision feels permanent.

We lost our own office in the January 2025 fire, so we won't pretend to be observers here. What follows is the same walk-through we give our neighbors across a kitchen table: what happens first, what can wait, and where the process rewards patience over panic.

Start with the insurance clock, not the design

Your policy has deadlines that matter more than any floor plan right now. Document everything, request your full policy file in writing, and understand the difference between your dwelling coverage and your code-upgrade coverage — the second one is where rebuilds are won.

The families who fare best aren't the fastest to break ground. They're the ones who spend the first months getting the paper right.

The permit path is faster than you've heard — if you qualify

Like-for-like rebuilds move through an expedited lane most homeowners don't know exists. We map which parts of your project ride that lane and which trigger full review, before you commit to a design that costs you a year.
