Every rebuild conversation eventually arrives at the same three questions: what paperwork stands between us and construction, what will insurance actually cover, and how long will this honestly take. Here are the working answers.

The paperwork, in plain terms

A rebuild runs on documents before it runs on lumber: your insurance claim and full policy file, the debris-removal sign-off for your lot, a current survey and soils report, and the permit package itself. Which review lane that package enters depends on one definition — whether your new home qualifies as a like-for-like replacement of what stood before. Staying within that definition is the single biggest schedule decision you'll make, and it should be made deliberately, with the trade-offs on the table.

What insurance covers — and what it takes to collect it

Dwelling coverage rebuilds the house you had. Code-upgrade coverage pays the difference between that house and the one today's fire code requires — ignition-resistant exteriors, ember-resistant venting, tempered glazing. On a coastal rebuild that difference is real money, and claiming it takes documentation: itemized scopes, code citations, and a builder who prices the upgrade line by line instead of burying it.

What an honest timeline looks like

Design and engineering take months, not weeks. Permitting depends on your review lane. Construction of a custom coastal home runs on the order of two to three years from groundbreaking, and our own completed projects have run twenty-six to thirty months of build time. Anyone quoting dramatically less is describing a different house — or a different level of honesty. We'd rather tell you the real number on day one and put it in an open-book schedule you can watch.
